Land allocation has been and still remains a problem facing African cities in general and in particular Zimbabwe urban areas. Throughout history the shortages and pressure on housing land resulted in complex land delivery systems. Increasing population has played a major role in causing land allocation complexities. The resultant complex land delivery is a blend of formal and informal land delivery processes where the relationship between the two is not clear. The research aims to have an understanding of the intersection between formal and informal delivery systems. Based on the strengths of the research findings the nexus between formal and informal is broadly categorized into two: conflictual and harmonious/ accommodative co-existence. However Zimbabwe legislation systems usually control strictly informal land allocation processes through demolition and evictions. The actions show a conflictual relationship which exist between formal rules and informal rules where in most cases informal rules take control over informal.
