The investigation took place in the Registry of Properties of the Trujillo Registry Office (Peru). The objective was to prepare a draft amendment to the General Regulations of Public Registries to apply the suspension of the term of the filing entry when the title presented has no defects and to improve procedural economy in the registration procedure. Theoretical and empirical methods with statistical analysis were used. As a result it was demonstrated the dilatory effects generated by the simultaneous application of the suspension with the extension by observation and/or liquidation of the pending titles in the period of registration of the subsequent titles without defects pending rights or obstacles for their registration; therefore it was concluded with the formulation of a proposal of normative modification that differs the application of both institutions.
